The block paving sealer is a fantastic product

Great product, the block paving sealer is easy to put down with roller, as others have mentioned, it has a very strong smell but went away after a few days. Looks great. The more coats the better coverage and greater protection. Sets the block paving off.

By Nick ResidentFROM Surrey

As mentioned many times this has quite strong fumes (postman said he could smell it at the end of the street!) so appropriate mask definitely required. Took 48 hours for odour to clear completely. Applied with roller and found a deep pile masonry roller was best to put down enough sealer to cover properly as per the manufacturer's videos. Matt used as I have a motorbike and do not want it to skid on gloss block paving. Not cheap but very pleased with the results.

Product Description

Solvent Based Acrylic Block Paving Sealer in Matt Finish

Seal block paving with a 'natural' looking matt finish

SmartSeal Block Paving Sealer has been developed to combat the constant problems of staining and weed growth and to enhance the colour and aesthetic appeal of new or mature block paving or flagstones. This sealed surface will increase abrasion resistance and also protect the jointing sand from erosion and weed infestation and provide a barrier to contaminants thereby facilitating easy maintenance.

  • Brings old paving alive
  • Easy to apply with sprayer or roller
  • Protects against loss of colour through UV light
  • Resists oil and stain penetration
  • Inhibits weed and algae growth
  • BS5750/ISO9000 quality approved material
  • Make sure before applying that the surface temperature is between 12 - 23C
  • For optimum results apply two coats
  • Suitable for most patio slabs & block paving
Application Guidelines:
  1. Ensure paving is pressure washed to remove all surface debris and 'muck' from joints.
  2. Leave paving to dry for 3-4 clear & dry days.
  3. Once dry, before sealing. brush Kiln Dried Sand in between all joints on Paving.
  4. Apply 2 coats of Block Paving Sealer with either Roller or Sprayer (allow 2-3 hours between coats)
  5. Allow 24 hours for sealer to completely cure.

Recommended coverage

First coat: 2.0sq metres per litre

Second coat: 3.5sq metres per litre

Product FAQs

Q: Once applied and dried, what happens if I need to use a pressure washer to clean the block pavers again? Will that damage the sealant? Or will they not need cleaning? How often should the sealer be reapplied?

Steve Hopkins

A: The idea of the Block Paving Sealer is to make it easier to clean moss, algae and general dirt growing/getting on top of the sealer, rather than imbedded into your block paving. You would only need to hose it down to keep it clean or use a block paving cleaner. You can pressure wash, but you would only need to do once a year. If you pressure wash too frequently and aggressively, you could harm/reduce the sealers life span. 2 coats of sealer will last on average 3-5 years. When you see the sealer not performing as effective as before, then this will indicate it needs resealing.

Response from Ricky

Q: Is their a minimum temperature that the sealer can be applied?

Kelvin Webster

A: The minimum temperature the Block Paving Sealer should be applied is 12°C. Any lower runs the risk taking too long to dry or become contaminated.

Q: Good Afternoon, if I placed an order would it be possible for a morning delivery at all as I work a late shift , so not about in the afternoons , I live in Upminster RM14, not sure if there is time for me to collect from you as I normally do.

A: We can specify a morning delivery with our courier for our Block Paving Sealer Matt, but we can't guarantee it would be delivered on AM service – depends where you’re on the list. You're not too far from our head office, so you'd be more than welcome to come and collect. Would be best or call us to make sure we have stock as we keep a limited supply.

Smartseal Block Paving sealer can be applied using a sprayer unit or roller, at a rate of 2.5m2 per litre (pavers) 1st coat & 3.5 m2 per litre 2nd coat. A two-coat spray application is required to fully cover the jointing sand. The sealer will be tack free within 2 hours at 20C and foot traffic may be permitted after 4 hours. Vehicles should be kept off the sealed area for a minimum of 24 hours at 20C. These times may be increased or reduced depending on the ambient temperature. During the curing cycle, protect from rain. Do not apply when the ground temperature is above 23C or below 12C. All equipment should be cleaned with Smartseal tool cleaner after use.

Deicing salts should not be applied directly on Smartseal block paving or concrete sealers. Salt chemically reduces the temperature at which water freezes and will result in water ingress into the concrete. Subsequent freezing may result in the concrete seal being broken by the expansion of water as it freezes and white pitted areas may become visible.

*** If your Block Paving has been previously sealed - to ensure compatibility, please contact us here before ordering:

New block paving or cobble stone paving should be swept clean, ensuring there is sufficient well-compacted sand in the joints. Existing paving should be pressure washed to remove all surface debris. If the area is contaminated with weeds & moss then it should be treated with Smartseal Fungicidal Wash. Oil and other stains should be removed using Smartseal Cleaner / Oil Remover. The treated area should then be left to dry and the joints re-sanded & compacted to the lower edge of the paver chamfers with clean kiln-dried sand. Moisture in the paver & sand will inhibit penetration of the sealer and produce whiteness.

Technical & Test Data

Copies are available on request.
